At Coldwells, we know you want your home built right and for the process to be stress-free. But no matter how much we plan, strategise and prepare, there are some emotions that you, the client, may naturally experience.
Like any disruption to your routine, the process of building a custom home requires patience, flexibility and some periodic reminders that change is good.
When we begin working with clients, we show them this graph chart designed by David Lupberger, an American contractor who successfully created the best building experience for his customers.
Titled, ‘The Homeowner’s Emotional Roller Coaster’ the graph is an accurate depiction of the highs and lows clients may experience while building a custom home.
In this article, we will explain the various phases of the ‘Emotional Roller Coaster’ and how they apply to building a custom home.
PHASE ONE: DESIGN AND INSPIRATION
Excitement is high in the initial design phase. You may have been planning this project for years and finally getting your ideas down on paper brings feelings of joy and anticipation. There is great emotional satisfaction envisioning your new home.
PHASE TWO: QUOTES, FINAL PRICE AND CONTRACT
After construction drawings are complete, it may seem like progress slows down as we gather subcontractor quotes and work on a final project price. Some clients also report feeling anxious about signing a building contract, but this is simply about agreeing on the responsibilities and expectations for both builder and client.
Our contract outlines the price, all work to be completed, including supply of materials, safe removal and disposal of waste and ‘making good’ after all work is finished. Our contract also explains what happens if additional work is requested and provides our insurance details.
PHASE THREE: WORK BEGINS
Once a price is agreed and the contract signed, excitement and anticipation start to build again. Trade professionals arrive on site, materials are ordered and work begins. In the early days, progress happens quickly. Demolition, foundations, framing, roofing and windows have the most tangible progress and clients are often surprised by the speed at which it occurs. You can now see in three dimensions what your new home looks like and that’s exciting.
PHASE FOUR: MID-PROJECT BLUES
Midway through the project, it might seem like progress has ground to a halt as the less visible, more technical aspects of the build are tackled. At this point, electrical cables are run, plumbing is roughed in and insulation is installed. Although we’re on site every day, it’s natural at this stage to feel like the project is dragging.
To combat this, we use online project management software, which allows you to login into your client portal and track progress of your build in real time. We publish daily updates, schedules and photos so you fully understand what stage your project is at.
PHASE FIVE: LIGHT AT THE END OF THE TUNNEL
The arrival of plaster, painters and decorators is a big turning point. It’s where your project goes from looking like a construction site, to looking like a home. Optimism returns as the cabinets, flooring, tiles and finishes are installed. There is light at the end of the tunnel.
Nearing completion of the home, we walk around with you and assemble a list of the remaining items of work to be completed.
PHASE SIX: CELEBRATION WALKTHROUGH
The best part of the building process is when your home is complete and you can officially move in.
We’ll walk you through your new home and hand over all guarantees, test certificates and warranties from manufacturers and suppliers. We’ll then follow up at one, three, six and twelve months to ensure your home is defect free and put right any issues.
